Signature MGM Grand Condos have NEVER been cheaper

Las Vegas: Red Rock Country Club Home Inventory declines

Red Rock Country ClubRed Rock Country Clubin Las Vegas Nevada continues to be a neighborhood sought after by people moving to here or people wanting the security and luxury of a guard gated golf community.  The beginning of 2009 saw high levels of inventory across the entire valley, and Red Rock was no exception to that.   There were over 120 homes for sale in a community of 1129, over 10%!  Throughout the Vegas valley, our inventory levels have plummeted by 50%, and that holds true in this community as well.

2009 Sales in Red Rock Country club look like this:

  • 79 Homes were sold compared to 78 in 2008
  • 28 of those homes were foreclosures
  • 13 of those homes were Short sales
  • 38 of those homes were regular sellers
  • Average sales price was $719,626 compared to $998,511 in 2008
  • Days on the market increased from 222 in 2008 to 259 days in 2009

This huge drop in sales price have contributed to the inventory declines in Red Rock CC.  Prices haven't been this attractive in this community in years.  There are only 7 properties currently available that are foreclosures or short sales.  And they vary wildly in price.

City Center Las Vegas cut prices by 30%

Center Center in Las Vegas is the largest privately funded construction project in the United States. The MGM-Mirage's $11 billion project had stalled with 50% of the project unsold, in part because of the high sticker price of these condos.  Today, MGM announced the project would cut prices of existing units by 30%!  Those buyers who are currently under contract will be contacted by City Center sales agents regarding the price reduction.  This comes as a relief to the future owners of condos in the project as the real estate market has taken a steep turn for the worse since the original contracts were written.

"We believe that in this economic climate, this price reduction is an appropriate step to take on behalf of our buyers so as to provide them greater flexibility in closing on their residences," said Bobby Baldwin, chief executive of CityCenter and chief design and construction officer for MGM Mirage.

MGM makes the announcement in one of the worst housing markets in history, but Las Vegas is starting to show signs of recovery.  The higher end market is moving more slowly then the entry level homes, but the new price structure of City Center might allure investors and second home owners to make a move into one of the most prestigious projects in the world.

In the past 12 months, Richmond American has pulled more housing permits than any other builder, while D R Horton has sold more new homes than any other builder.
 
Builders who appear more bullish on the housing market and have pulled more permits than they have had closings, include Richmond American, Ryland, American West, Harmony, and Beazer.
 
Builders appearing more bearish, pulling fewer permit than they have had closings include KB Home, D R Horton, Lennar, Pulte, Woodside, Pardee, and Rhodes.
 
Pardee has the highest average closing price at $301,338 while Richmond American has the lowest, at just $205,858.  The highest price per sq foot belongs to American West, at $120.12, while the lowest goes to Harmony at $89.96.
 
Richmond American has more new home subdivisions currently open (21) than any other builder, and Lennar is a close second with 19.  But the highest sales rate per subdivision during this period belongs to D R Horton with an average of 22 sales per subdivision, and the lowest was American West with 6 sales per subdivision.  (Based on the number of subdivision which had closings during past 12 months, regardless of how many are currently active.)
 
So what does the year 2010 hold for Las Vegas' home builders? I'l let you calculate your own estimate!  Here's a ten year history of new home closings in our town:

Canadian Real Estate Investors Should Look at Las Vegas

Canadian Investors looking at Vegas Real estate

One of my goals this year is to assist in more international transactions. I have been reading lot of other blogs from other Real Estate Professionals around the world and I'd like to highlight the good ones as I come across them. One reason I focused on Canada first is because of the huge influx of Canadian buyer's into our Las Vegas market. It makes a lot of sense why we're seeing so many foreign investors flocking to Sin City: our dollar is weak, our market is depressed, and we're so much warmer than Canada. :) I've already met and started working with two different buyers who are looking to capitalize on our down market and the strong Canadian Dollar. It's very sad to hear some of the stories out of this foreclosure market, but the opportunities for growth and investment are plenty.

More luxury homes fall into foreclosure: let the bargain hunting begin!

As more and more properties fall into foreclosure, our market continues to decline in prices. I've seen a significant decrease in inventory even in the last 6 months.  I wrote a blog post in November of 2008 where out total inventory of available properties were well over 21,000.  That number has decreased to 17,800 properties due in part to the moratorium on foreclosures over the winter months.  Well, that moratorium has been lifted and everyone should expect to see a new wave of foreclosed properties flooding the market in the next few months.  In March, Las Vegas saw a record number of foreclosure filings, with more on the way.   We are not out of the woods yet, but for those of you looking to capitalize on the market I would start gearing up for a great bargain sale on properties.
